Our Payment Schedule: The 13th of Every Month

Consistency is the foundation of a good partnership. While many management firms wait until the end of the month to release funds, we prioritize early disbursements.

  • Monthly Disbursement: We pay all owners on the 13th of each month.
  • Direct Deposit (ACH): No more waiting for checks in the mail. Funds are sent via secure ACH transfer directly to your designated bank account.
  • On-Time Processing: If the 13th falls on a weekend or holiday, your payment is processed on the following business day to ensure there are no long delays.

Through your Online Owner Portal, you have “anytime” access to your property’s financial health. Before the funds even hit your bank account, you can log in to view:

  • Real-time ledger updates.
  • Current month’s rental income.
  • Itemized maintenance expenses (with no hidden up-charges).

 

No "Hold-Backs" on Maintenance

Unlike other firms that may mark up repair costs or hold back large portions of your rent for “reserves,” we maintain a transparent approach. You pay exactly what our vetted vendors charge, and we only keep a small, agreed-upon reserve for emergency repairs.

Year-End Simplified

Fast payments are only half the battle; easy accounting is the other. At the end of each year, we provide:

  • Form 1099-MISC for your tax filings.
  • Annual Summary Statements that categorize all income and expenses, making tax season a breeze for you and your CPA.

 

How It Works

Step 1

Rent Collection: Residents pay rent via their portal (due on the 1st).

Step 2

Clearing Period: We allow a brief window to ensure all tenant funds have cleared securely.

Step 3

Owner Payout: On the 13th, we initiate your ACH transfer.

Step 4

Notification: You receive an automated email notification that your funds and your monthly statement are ready.
