A Turnkey Legal Process
Navigating Georgia’s landlord-tenant laws can be a minefield for individual owners. We handle the entire “Dispossessory Action” process from start to finish, so you never have to step foot in a courtroom.
1. Legal Notice & Filing
If rent is not received and communication fails, we move swiftly:

Demand for Possession: We issue the legally required “Pay or Quit” notices according to Georgia law.

Filing the Case: We work with experienced local attorneys to file the dispossessory warrant in the appropriate county court.
2. Professional Representation

Court Appearance: Our team, along with our legal partners, represents the property’s interests in court.

Judgment Procurement: We seek a judgment for both possession of the property and the past-due rent/court costs.
3. Execution of the Eviction
If the tenant does not vacate after the judgment:

Writ of Possession: We coordinate with the County Sheriff’s office to execute the writ.

On-Site Management: We manage the physical move-out process and coordinate with local crews to secure the property and remove any remaining debris.

The Eviction Protection Plan (EPP)
For total peace of mind, we offer an optional Eviction Protection Plan. For a small monthly fee, MyRentSource will cover the costs of a non-payment of rent eviction, including:

We conduct sign on inspections, move in inspections and move out inspections. Additionally, our vendors always document property condition when they are onsite handling repairs.

In addition to your standard monthly owner statement we can also provide, Cash Flow, Gross Rent and Yearly comparison reports, PDF or excel formats.
Evictions
Even after extensive screening evictions are still possible. If it happens don’t worry, we work with the constable and our vendors to remove the tenant, secure the property & prepare to lease again.
